Summary, model-written
Fox Valley Mall (Aurora, IL) is under construction as a redevelopment project. The site (1.5M sq ft GLA) will transition to entertainment, housing, park, and retail uses. It is already in active development per opportunity reasons ("under construction, approved, or sold").
Why. Large site size (1.5M sq ft) and housing inclusion are noted in opportunity rationale. Nearby context: 1 mall within 10km (Westridge Court, partial status). Traffic: IL-Rt 59 (6 lanes, principal arterial) carries 52,705 ADT. Housing market shows rising ZHVI ($437,880, +4.3% YoY) and ZORI ($2,105, +2.5% YoY). Retail establishments declined 12.4% since 2012 (2,924 in 2023).
Where it stands. Status: under construction (verified draft). Opportunity score: 20.0 (low). No current anchor tenants listed in EDGAR data. Housing permits show 784 single-family and 647 multi-family units approved in 2024. Peer malls (e.g., St Charles Mall, Spring Hill Mall) share similar redevelopment strategies but have lower scores (6.0).
For a planner
- Traffic volume (52k ADT) supports redevelopment viability
- Retail decline (12.4% since 2012) aligns with broader trends
- Housing market strength (4.3% annual ZHVI growth) supports mixed-use strategy
For a developer
- Large GLA (1.5M sq ft) offers scale
- Housing market data indicates demand
- Project is already active (no need for initial acquisition)
What we do not know yet
- No current tenant data (EDGAR shows historical filings only)
- Verified status is "draft" (unconfirmed)
- No details on construction timeline or developer
- Peer projects have lower scores (6.0) but context is limited

Background
Fox Valley Mall, formerly Westfield Fox Valley and Fox Valley Center, is a shopping mall in Aurora, Illinois. The mall's anchor stores are JCPenney and Macy's. Some larger non-anchor stores include H&M and Forever 21. A Round One Entertainment is located in the former Sears wing. The Westfield Group acquired the shopping center in early 2002, and renamed it Westfield Shoppingtown Fox Valley, dropping the Shoppingtown name in June 2005.
