Summary, model-written

Harding Mall opened in 1966 as an enclosed shopping mall in Nashville. After ownership changes in 1988 and anchor shifts (Castner Knott to Dillard's, Carmike Cinemas closure 2000), the mall closed in March 2005 and demolition began that year. The site was redeveloped in 2007 by Walmart into a Supercenter, which remains the current use.

Why. The record does not specify the reasons for the mall's closure or demolition; it notes only the timeline of ownership changes, anchor tenant shifts, and the eventual retrofit.

Where it stands. The site is demolished and replaced by a Walmart Supercenter, controlled by Walmart as the developer of the 2007 retrofit.

For a planner

  • Redevelopment strategy classified as "retail" reuse, completed in 2007.
  • No further policy tools or entitlements are indicated in the record.
  • Open question: long-term market performance of the Walmart site and any needed infrastructure updates.

For a developer

  • Site size: 264,000 sq ft GLA.
  • Control: Walmart owns/operates the post‑retrofit Supercenter.
  • Entitlement stage: retrofit completed 2007; no pending approvals noted.
  • Market signals: opp_score 5.0, county grew 3.8% 2018‑23, median rent $1,485; retrofit already built.

What we do not know yet

  • Cause of closure and demolition not stated in record.
  • Details on anchor tenant losses, competition, or debt are missing.
  • Environmental constraints (flood, transit, hazards) are not described.
  • Verification status is draft; some fields are model‑extracted and unreviewed.
  • No information on current lease terms or tenant mix for the Walmart Supercenter.
