Summary, model-written
Adams Square Mini-Park (formerly a gas station) was retrofitted into a public art gallery and park in 2016 using state funds. The retrofit followed 'regreen' and 'reinhabit' strategies. It is now built and listed on the historic register.
Why. The site was converted from a gas station (original developer: Richfield Oil Company) to a civic/park use. The retrofit was completed in 2016, making it a built project with no current development opportunity (opp_score: 0.0).
Where it stands. Located in Glendale, CA, within 1.6km of multiple stalled/operating retail sites (including Sears sites). Nearby peers include similar 'reinhabit' retrofits like Westside Pavilion (21km away).
For a planner
- Public art gallery and park use established. No new development needed.
- Context: County housing market shows median rent $1,893 (2026 data), with county population shrinking -2.5% (2018–2023).
- Housing values: ZHVI $871,674 (2026), ZORI $2,806/month.
For a developer
- Retrofit already built; no active opportunity (opp_score: 0.0).
- Peer projects (e.g., Westmore, 9km away) used same 'reinhabit' strategy but are separate sites.
- Unknown: Exact tenant for art gallery; unclear meaning of 'county shrank -2.5%'.
What we do not know yet
- County shrinkage metric (population? retail? ) not defined.
- Median rent context (vs. market) unknown.
- No current tenant or operational details beyond 'public art gallery'.

Background
Adams Hill is a neighborhood in the south area of Glendale, California, United States. The neighborhood's business district, Adams Square, is at the base of the Glendale side of the hill. == History == From 1911 until 1918, Adams Hill was part of an independent city known as Tropico. In 1918, Tropico was annexed by Glendale. Adams Hill was a predominantly Anglo-American neighborhood, but by the 1990s, had a rapidly growing Armenian population. In 1998, the city began at the behest of Mayor Eileen Givens to revitalize Adams Square, which was considered blighted at the time.
