Summary, model-written
Opened in 1979 as an enclosed mall developed by Wespac Investments, the site faced the owner's bankruptcy in 1988. In 1997 it was purchased by the Swerdlow Group, demolished and rebuilt as Cross County Plaza, a power center. It currently operates with tenants such as Ross, Presidente Supermarket and Ollie's Bargain Outlet.
Why. The record shows anchor losses (Kmart closed 2016, Southeastern Grocers announced closure 2019) and the earlier bankruptcy of the original owner, which prompted the 1997 redevelopment.
Where it stands. The site is presently operating as Cross County Plaza under the ownership of the Swerdlow Group, which acquired the property in 1997.
For a planner
- Retrofit completed in 1997 converting the enclosed mall to a power center retail format.
- The project’s strategy is listed as “redevelop” with a new use of retail.
- Open questions remain about long‑term viability given recent anchor closures and modest regional growth.
For a developer
- Control lies with the Swerdlow Group since 1997; entitlements are effectively post‑retrofit (built).
- Site‑specific size, flood‑zone status, transit access and environmental constraints are not provided in the record.
- Market signals from the opp_reasons note 4.2% county population growth (2018‑23) and a median rent of $1,818.
What we do not know yet
- Key facts missing: parcel acreage, current ownership structure beyond 1997, detailed lease terms and vacancy rates.
- No information on floodplain, transit proximity, or environmental constraints is included.
- The record is marked as “draft” verification, indicating possible unreviewed or model‑extracted data.
- Recent anchor closures (Kmart 2016, Southeastern Grocers 2019) suggest tenancy risk not fully quantified.
