Summary, model-written

Everett Mall opened in 1974 after construction of Sears and White Front anchors, but early development was stalled by the 1972 Boeing bust and an anchor closure before opening. Tenant rates were low until The Bon Marché opened in 1977, prompting a north wing addition anchored by Frederick & Nelson. A major 2004 renovation added a 16‑screen theater and outdoor stores, after which the record does not specify further changes.

Why. The record cites the Boeing bust causing construction delays and an anchor store closing before the mall could open as early setbacks. Low initial tenant occupancy also hampered performance until the 1977 Bon Marché opening spurred recovery.

Where it stands. The mall’s current status is listed as unknown and no owner or controlling entity is identified in the record.

For a planner

  • Early anchor losses and macro‑economic shocks (Boeing bust) illustrate vulnerability to regional industry downturns.
  • The 2004 expansion shows that reinvestment can follow anchor‑driven recoveries.
  • Policy tools used are not described in the record.
  • Open questions include current ownership, zoning status, and potential reuse options.

For a developer

  • Site size: approximately 673,000 sq ft of indoor/outdoor space.
  • Control: not specified in the record.
  • Entitlement stage: not described; no permits or approvals noted.
  • Context‑layer constraints (flood, transit, environment) are not provided.
  • Market signals: Snohomish County grew 6.1% 2018‑23 and median rent is $1,866, indicating modest regional growth.

What we do not know yet

  • Current status and ownership are unknown.
  • Post‑2004 tenant mix and anchor store status are not detailed.
  • Zoning, land‑use entitlements, and any pending approvals are missing.
  • Environmental or flood‑risk constraints are not described.
  • The record is marked as draft and based on a single source, indicating limited verification.

Background

Everett Mall is a 673,000-square-foot (62,500 m2) indoor/outdoor shopping mall located in Everett, Washington, United States. Planned in the late 1960s, the mall began with the construction of two anchor stores, Sears in 1969 and White Front in 1971; the mall was originally built and opened in 1974. It was plagued from the start of development: construction was stalled in 1972 due to the Boeing bust, and it suffered further misfortune with one anchor store closing before the rest of the mall could open. The mall also had a low tenant rate upon opening, only rebounding after The Bon Marché opened in 1977; the success led to the construction of an additional north wing to the mall anchored by the upscale Frederick & Nelson department store. In 2004, the mall underwent a massive expansion and renovation that included the addition of a 16-screen movie theater and outdoor stores along the south side. The mall's tenants include Regal Cinemas, Burlington, Best Buy, PetSmart, TJ Maxx, Home Goods, Floor & Decor, Ulta Beauty, Five Below, and Trader Joe's.
