Retrofit Atlas

For investors and lenders

A sourced location sheet for every site: demographics, market, risk, access and the filings behind the debt.

Every US record carries a location sheet: tract demographics and their ten-year change, county home values, rents and permits, FEMA flood and hazard ratings, walkability and job reach, transit, traffic, Opportunity Zone and LIHTC status, and the CMBS trusts or REITs that name the site in SEC filings. Each value shows its source and vintage; tract, block-group, county and site figures sit at different geographies and are labelled. It is the location section of an underwriting, not the deal: no comps, no rent roll, no foot traffic, no proprietary demographics.

Pull it into your own underwriting

Each record has a JSON API entry (/api/v1/sites, filters by state, radius, element and owner) and an MCP server for agent workflows and a per-record JSON file with the full sheet; the downloads page has one CSV per table and a SQLite copy. Paste the sheet into your model with its sources intact; the record id and build date make it citable. Agents can call the same data through the MCP server (location_sheet returns the whole sheet for one site).

Ask for a sheet on a site or portfolio Sites not in the database can be added from an address; a person checks the result before it is sent.
